The High Desert market is holding remarkably steady. The median home in the Victor Valley is closing right around $445,000 — within about a percent of where it sat a year ago — and homes are still selling for essentially their full asking price. Sales volume is running a touch ahead of last year, so demand has not softened even as prices flattened out.

Inventory and buyer demand are close to balanced, which is why prices have moved sideways rather than in either direction. Sellers who price at the market are getting offers in a matter of weeks; homes priced above it are sitting, and that shows up clearly in the price-band numbers further down this page — homes in the $300–500k range are moving several times faster than the luxury end.

Mortgage rates remain the swing factor. The 30-year fixed is just under 7% and has drifted up slightly over the past year rather than falling as many expected. Barring a surprise from the Fed, we don't expect the market to take any dramatic turns for the rest of the year — steady prices, steady demand, and a slow-building inventory picture heading into the fall.

How these numbers are calculated

  • Local MLS listing data for Adelanto, Apple Valley, Helendale, Hesperia, Lucerne Valley, Oak Hills, Phelan, Pinon Hills, Spring Valley Lake, Victorville and Wrightwood, recomputed nightly. Residential resale only — rentals, land, income and commercial listings are excluded.
  • Demand / into escrow — listings that entered escrow in the last 30 days and are still under contract.
  • Market time — active inventory ÷ demand (30 days) × 30.
  • Odds of selling — demand ÷ (active + demand). This is our own calculation from our own data; it is not the proprietary Altos figure printed in earlier editions and is not directly comparable to it.
  • Median list price, median closed price, sale-to-list and typical sale vs asking all describe one set of homes: those that closed in the last 90 days and reported a closing price (about three quarters of sales do). Typical sale vs asking is the median of each sale’s own difference between closing and asking price, which is the honest answer to “do homes sell over or under asking” — it will not equal the difference between the two median columns beside it, and can carry the opposite sign.
  • Month-over-month changes compare against our stored snapshot from about a month earlier; they appear once the archive is deep enough, and are omitted rather than estimated.
